**Purpose of the Position:**

The Operations Manager is responsible for the day-to-day operational management of 30+ retail centres and buildings across South Africa, managed by The Property Management Company. This includes managing various components of the retail buildings, ensuring tenant satisfaction, optimizing income streams, and supporting the Portfolio Manager.


**Key Responsibilities:**

- **Operational and Maintenance Management:**

  - Manage building caretakers, service providers, and contractors for security, cleaning, HVAC, electrical, plumbing, engineering, and other facilities.

  - Ensure the retail buildings' technical services are well-maintained within budget constraints.

  - Address maintenance issues and manage preventative maintenance.

  - Ensure compliance with regulatory requirements.

  - Conduct site visits and inspections for operational, security, damages, and maintenance needs.


- **Stakeholder Management:**

  - Engage and maintain good relations with all retail building stakeholders.

  - Manage relationships with owners, company team, building caretakers, service providers, contractors, and tenants.

  - Respond promptly to tenant queries and maintenance issues.

  - Ensure tenants comply with house rules and lease agreements.

  - Facilitate tenant meetings for improvements or changes.


- **Compliance and Reporting:**

  - Ensure compliance with statutory, regulatory, and other legal requirements.

  - Maintain records of maintenance, repairs, and inventory.

  - Conduct monthly meetings and reporting to management.


- **Financial Management:**

  - Manage the annual budget and control direct expenses.

  - Monitor wage-to-revenue ratios and manage headcounts, temporary staff, overtime, and leave.


**Candidate Requirements:**

- **Experience and Education:**

  - 5-8 years of experience in the retail shopping centre management industry.

  - Minimum qualification of Grade 12.

  - A business or property-related tertiary qualification is recommended.

  - Retail shopping centre and/or building operations experience is essential.


- **Skills and Knowledge:**

  - Building operations management, business writing skills, people management skills, IT literacy (MS Office suite, including Excel), and administration skills.

  - Valid driver's license (visiting retail buildings across South Africa will be required from time to time).

  - Advanced knowledge of the property/centre management industry, basic technical knowledge, contract management, and elementary financial management.

  - Knowledge of building operations and facilities management, statutory requirements impacting building operations, and general business acumen.
